How I work

The chain, start to keys

The Brief is step one of a system that runs all the way past closing day.

  1. The Brief

I listen first. Five minutes that save fifty showings.

  2. The search

Full agent-level FlexMLS, not the app view — including the private list and homes that never make the portals.

  3. The offer

Priced off what actually sold, with seller money aimed at your payment where it fits.

  4. Under contract

Your own private page: the roadmap, the dates, who's who. You never wonder where things stand.

  5. After the keys

A homeowner page and a free monthly digest tracking your home's value and equity. You keep an agent after closing, not just during.

What clients say

He listens first. A buyer said it in 2019.

★★★★★

“I wanted everyone out in the marketplace to know, Erik is the man to work with! He listens to all your wants and needs regarding what your looking for in a property. He knows locations very well, and what kind of houses are in each given area.”

The agreement, in plain English

When you're ready to tour, there's one short agreement to sign first. Here's exactly what it says, before you ever see it.

  • Before I can show you homes, we sign a Buyer Broker Agreement — every REALTOR® is required to have one signed first. That's the rule I work under, not a pressure tactic.
  • It makes me your agent, exclusively, for a set term — we write the dates in together. Most of my buyers pick two, three, or six months.
  • My compensation is one fixed number, written in before we start. The form itself says it in capital letters: it is NOT set by law — it's fully negotiated between us.
  • In most purchases the seller pays some or all of it, and every dollar is credited against my fee. If the seller offers more than my fee, the extra is credited to you. I never take more than the number we agreed.
  • And there's no retainer — you don't pay me anything up front to start.
  • Your side of it: first visits happen with me — including open houses and model homes. Walking in without me can make the seller refuse to pay, and that credit disappears. And the agreement still covers homes I showed you if a closing lands just after the term ends.

“If I'm not earning it, tell me. I'd rather fix it than hide behind paper.”

Tap your way through — most of it is buttons, not typing. Your contact details come last, and only so I can send your Brief back to you.
